Warning: Most Realtors Work For The Seller

Most people don’t realize that Wisconsin statues require that real estate agents work for the best interest of the seller.  Real estate professionals must be fair to all parties in the transaction.  However without a buyer agency agreement all real estate agents owe their loyalty to the seller and face loosing their real estate license to do otherwise.  As a buyer this means that you do not have someone looking out for your best interests.  For example, when you the buyer asks an agent, “How much should I offer on this house?”  By law the agent is required to answer with loyalty to the seller. So they must say, “The asking price.”  The only way for the agent to answer that question with loyalty to you, the buyer, is to have a buyer’s agency agreement with you.

As A Buyers Agent We Act As Your Advocate

As a Buyer’s Advocate we help you learn how the real estate industry really works and avoid the ploys commonly practiced.  With a buyer agency agreement we become your advocate and work for you, the buyer.  A buyer agency agreement is a contact between a buyer and real estate agent for the agent to assist you in the buying process.  The terms of the contract, such as, length of the contract, how the agent is paid, what properties are covered under the contract are negotiated between you and your agent.

  7. Arrange and accompany you for “walk-through” of homes you are interested in
  8. Conduct a comparative market analysis on a home to determine what price to offer
  9. Write and present offers for homes you want to buy
  10. Negotiate with sellers and sellers’ agents
  11. Develop timeline of tasks to be completed to meet contingencies in your offer
  12. Help you find resources to “green” your future home
